The Town Board discussed the adoption of a temporary subdivision and non-residential moratorium at its January 5, 2006 meeting. Two public hearings on the temporary moratorium law were held. One on Wednesday, January 18th and one on Thursday, February 2nd. The Town Board voted 4-1 to approved the Moratorium at the Town Board Meeting on February 2nd, 2006. The temporary moratorium will last for twelve months with two potential three month extensions, it prohibits the subdivision of any existing parcel into more than four parcels and temporarily prohibits the issuance of building permits for any single building or combination of buildings of more than 20,000 square feet (other than single family residential construction). Applications submitted prior to December 31, 2005 and approved prior to February 1, 2006 are exempt from the moratorium law.
While the temporary moratorium law prohibits certain subdivisions or large-scale construction projects, there is a provision for the granting of exceptions by the Town Board in cases of significant hardship.
The purpose of the moratorium is to provide a respite from the rapid pace of new construction as the Town Government and the community update the Town's Comprehensive Plan, which has not been updated since 1969. The Comprehensive Plan is an assessment of current development and provides guidance for future sustainable growth.
