Meeting Notes
The meeting began at 7:00 PM at Town Hall.

Chair O’Halloran opened the meeting.
Announcements:
Chair O’ Halloran reviewed the last meetings
· Chair O’ Halloran reiterated that disagreements among the committee will be taken into consideration especially at meetings with few members present.
· Chair O’ Halloran announced that Jeff Davis will act as co-chair for this meeting to help mitigate disagreements.
Discussion:
The committee reviewed ARTICLE IV, Design Standards of the proposed Subdivision Law.
Results as follows:
·The committee discussed 125-21. G regarding the setback of 100 feet in depth from the high water mark of such stream.
·Chair O’ Halloran marked 125-21. G as an item for the whole committee to discuss.
·The committee discussed the earlier tentative decision to simplify the document in determining a lot’s developable size – as it pertains to 125-22 A.
·The committee decided to omit 125-22 A.~ (The new document’s lettering will be reflected accordingly.)
·Text in 125-22 B (hereafter called “A”). (3) was changed to eliminate the ambiguous phrasing of “especially valuable woodlands.”
·Text in 125-22 B. (4) was changed to eliminate the text “typically equal to the required side yard.”
·Text in 125-22 B. (8) was changed to include “significant natural areas known to”.
·The issue of 125-22 B. (9) is marked to be discussed by the whole committee. [Consultant Tom Shepstone added text to be discussed and decided upon.]
·The committee discussed B. Conservation Subdivision Option (3): Text changed “This alternative Sketch plan may be used….”
·Conservation (4): The first sentence was omitted for consistency with earlier decisions.
·To be discussed in future with whole committee: How to make process for using Conservation Subdivision Option more attractive because the process with the Planning Board is streamlined and efficient.
·Conservation D is marked to be discussed regarding the requirement, “Additionally, all such lots served by on-site sewage disposal systems shall contain a minimum of one acre…of buildable land…”
·Conservation K is marked to be discussed regarding the requirement for “no more than two single-family residential lots…”
·Text in 125-23 Common Open Space was changed to read more clearly.
·Text added in 125-27 B (1): “The developers shall be responsible until no less than 90% have been sold.”
·Text added in 125-27 B (3): “basins or facilities owned by an HOA…”
·Text in 125-27 (3) (a), (b), and (c) marked to be discussed by whole committee.
·Text in 125-28 A. (4) omitted for clarity: “Where adjoining areas are not subdivided.” Text added: “including the grants of rights of way for these purposes.”
·Text in 125-28 A. (9) and in 125-29 R. are marked together for whole committee discussion.
